Painted Tree Tankless Water Heater Services · By Your Neighbor
Annual Flush & Descaling · Exclusively for Painted Tree

Hard water is quietly choking your tankless water heater.

North Texas water leaves mineral scale inside your heat exchanger every day the unit runs — whether or not you have a whole-house water softener. A professional annual flush dissolves that buildup, restores efficiency, and keeps your manufacturer warranty documentation in order — all in about an hour, at your home, done by a neighbor who lives right here in Painted Tree.

What booking with me looks like

Book once, and I handle the rest

Easy scheduling

Pick a time that works for both of us, online, in a couple of clicks — no phone tag, no back-and-forth.

A reminder right on time

About a year from now you'll get an automatic email nudging you that it's time to schedule — so it never quietly slips past due.

A detailed service record

Every visit ends with a full written record of the job — what was done, what was found, and the date — emailed straight to you for your files.

A referral code worth sharing

Your service record comes with a personal referral code, good for three friends. Every neighbor you send my way gets a discount — and so do you.

A sticker on the unit itself

I leave a dated sticker on your water heater with a QR code straight to my contact info — so next year, whoever's looking at it knows exactly who to call.

Sound familiar?

Five signs your unit is overdue

Hot water takes longer to arrivethan it did when the unit was new.
Temperature swings mid-shower— hot, then lukewarm, then hot again.
Error codes on the display(Error 12 is a common one) that keep coming back after a reset.
Rumbling, popping, or whiningsounds when hot water is running.
It's been more than a year— or never — since the unit was flushed.

Any one of these usually traces back to scale buildup or carbon on the flame and igniter rods — and both get addressed in a proper flush.

What annual flushing actually buys you

Without annual flushing
  • ✗Hot water flow and pressure keep dropping
  • ✗Gas bills creep up as efficiency is lost
  • ✗Popping and rumbling as scale bakes on
  • ✗Scale-triggered shutdowns — a cold shower until you coax it back on with a manual override
  • ✗Warranty claims at risk without maintenance records
  • ✗Heat exchanger failure — a $1,500+ repair
  • ✗Early replacement of the whole system
With annual flushing
  • ✓Flow and pressure restored to spec
  • ✓Efficiency back to factory levels
  • ✓Quiet, reliable operation — no surprise shutdowns
  • ✓Warranty requirements met and documented
  • ✓Heat exchanger protected from scale damage
  • ✓Lifespan extended — up to 20 years of service
Warranty

Maintenance documented, coverage protected — the record manufacturers ask for.

Full flow

Scale is the most common cause of weak, lukewarm hot water. A flush restores it.

20 yrs

The lifespan a well-maintained tankless unit can reach with regular descaling.

$1,500+

The heat-exchanger repair an annual $125 flush is designed to prevent.

The part most owners miss

Skipped maintenance can put your warranty at risk

Tankless manufacturers typically require regular descaling — especially in hard-water areas like ours — as a condition of warranty coverage. If the heat exchanger fails and there's no maintenance record, a claim can be denied.

Every service visit ends with an emailed service record for your files, so if you ever need to make a claim, your documentation is ready.

What your service visit includes

Service TicketApprox. 1 hour on site
  1. Pre-flush inspection

Brand, model, connections, leaks, corrosion, and how far the scale has gotten — checked before any work begins.

  2. Setup & isolation

Water and gas shut off, service hoses connected at the isolation valves, circulation pump staged.

  3. Full descaling circulation

An extended flush of the heat exchanger using an NSF-certified descaling solution — non-toxic and certified safe for all potable water contact: drinking, cooking, and bathing.

  4. Cold-water inlet filter service

The small screen that quietly clogs with sediment gets pulled, inspected, cleaned, and reseated. If it's damaged beyond cleaning, I'll show you and can replace it for an additional parts charge — always with your go-ahead first.

Most flush services skip this step
  5. Flame rod & igniter rod cleaning

Carbon buildup on the ignition and flame-sensing rods causes misfires and error codes. I remove and clean both.

Most flush services skip this step
  6. Fresh-water rinse & restart

Clean water flushed through, valves restored, unit fired up and verified at the tap — ignition and temperature confirmed.

  7. Emailed service record

Dated documentation of the maintenance — the paper trail your warranty depends on.

Why this isn't a garden-hose job

What a proper flush requires

Submersible descaling pump

Circulates the solution through the heat exchanger at the correct flow rate.

Heat-rated service hoses

Proper fittings that connect securely to your unit's isolation valves.

NSF-certified descaling solution

Professional-grade and biodegradable — certified safe for potable water systems.

Filter & rod service tools

For safe removal of the inlet filter, flame rod, and igniter without damaging the unit.

And the know-how to use it all

Equipment is only half of it. A proper service means depressurizing the unit safely, keeping circulation pressure right during the descale, fully rinsing residual solution out of the exchanger, and restarting everything in the correct sequence so you don't end up with error codes — or a voided warranty.

That's what the flat rate covers: all the equipment, all the steps, every time. No shortcuts and nothing skipped.

No hourly billing, no surprises

Simple flat-rate pricing

Payment is due at time of service — cash, check, Zelle, or Venmo. Nothing owed until the work is done. If a worn inlet filter needs replacing, that's a small additional parts charge — shown to you and approved before I touch it.

Good questions

Frequently asked

Which brands do you service?
My hands-on experience is with Rinnai and Rheem units. Most residential tankless heaters are built along the same lines, so if you have a different brand, snap a photo of your unit and email it over — I'll confirm whether I'm comfortable servicing it before you book.
How often should a tankless unit be flushed?
Manufacturers generally recommend annual descaling, and North Texas hard water makes that schedule genuinely worth keeping. Scale builds silently — by the time you notice symptoms, efficiency has already dropped.
What are flame rods and igniter rods — and why clean them?
They're the small metal rods that ignite the burner and confirm the flame is lit. Carbon slowly builds up on them, which causes misfires, ignition delays, and recurring error codes. Cleaning them is a small step most flush services never touch — I do it on every visit.
What if my inlet filter is too far gone to clean?
Cleaning the cold-water inlet filter is included in every visit. If the filter itself is damaged or degraded, I'll show it to you and can replace it for a small additional parts charge — nothing is replaced without your approval first.
How long does the visit take?
About an hour for most units — a little longer if the scale is heavy or there are two units. You'll be without hot water only during the service itself.
Do I need to do anything before you arrive?
Just make sure I can reach the unit — clear a few feet of space around it if it's in a garage or closet. I bring everything else.
Can't I just do this myself?
You can — you'd need a flush kit, descaling solution, and a couple of hours. For most owners the savings are small, and the bigger issue is documentation: if a DIY flush isn't properly recorded, it may not count toward your warranty's maintenance requirement. My service includes the dated record.
I have a water softener — doesn't that mean I don't need this?
No — a softener helps, but it doesn't eliminate scale risk inside the unit. Minerals still make it through in smaller amounts, softeners can run low on salt or go down temporarily (unsoftened water flows straight through when they do), and manufacturers still require documented annual descaling regardless of whether a softener is installed.
My unit keeps throwing an error code (like Error 12) or shutting itself down — can a flush fix that?
Often, yes. Buildup on the flame rod and igniter — which I clean on every visit — is one of the most common causes of recurring error codes and unexpected shutdowns. One neighbor's unit was resetting itself once or twice a week before a flush and rod cleaning cleared it up for good. If it doesn't clear after a flush, that usually points to something else going on, and I'll tell you straight rather than charge you for a service that won't fix it.
Are you insured?
Yes — I carry $1M general liability coverage. If you'd like a certificate of insurance for your records, just email me and I'll have one sent over.
